Terrain:                    The ranch terrain consists of flat prairie, gently rolling coastal prairie and gently rolling dense brush and trees. Soil type consists mainly of dark clay and sandy loams which contribute to the dense amounts of grass and forage this property sustains.
Vegetation:               This property is covered in native brush, consisting mainly of Live Oak and Post Oak with the intermingling of many other types of trees and brush. The native grasses include, but are not limited to, Bahia, Bluestem, Bermuda and an improved portion of Bahia.

The ranch is also improved with a Ducks Unlimited Conservation pond which holds water nearly year round.
Improvements:        The headquarters of the ranch consists of a ranch house and a large set of working pens with a built in scale and loading chute. In one particular area on the property, there is a set of small sheds and barns supplied with electricity. An old homestead and domestic water well also lie in this area. The perimeter fencing is in good shape, and in some areas, the fencing is new. The current owner is continually building new fences to replace old, worn out sections. Many of the interior roads are gravel and are in pristine condition. There are many low water crossings constructed of concrete. In one area, a concrete bridge crosses Garcitas Creek.

Flood Plain:             The majority of the ranch is located in the 500 year floodplain. A small portion of the property surrounding the creeks resides in the 100 year floodplain. There is positive runoff on the ranch during times of rain.
